The Project

Roofclad Systems were instructed as Principal Contractor by The Diocese of Middlesbrough Trustee to undertake comprehensive flat roof refurbishment works to the high level block at the upper site of All Saints RC School whilst the school remained live and in full operation.

The existing roof system to the high level block, approx 500m2, had been surveyed by SIG Design & Technology and found to be an existing bituminous warm roof system that was aged but suitable to be retained, and was specified to be overlaid with their ‘Signature 25’ bituminous flat roof waterproofing system, with new 100mm insulation to meet current building regulations thermal performance of 0.18W/m2K.

Our team developed the site plan to ensure safe movement around the site for pupils and staff and maintain general daily operations. Our scaffold access was designed to enable our works to be completed safely and we engaged with the school’s facilities staff to develop the 6-week program of works for the project.

A roof mounted solar PV system was present on the roof which needed to be decommissioned and removed to ground level prior to enable the roof works to progress. We engaged with the original installers of the PV system and designed the scaffold tower loading platform specifically to accommodate the loading of the materials and allow them to remove to ground and then reinstate the PV system following our roof works.

We utilised our supply chain to install new render and new access door and frame to the tank house on the roof.

Our works commenced in September 2022 to refurbish the existing roof system with the works successfully delivered on program and budget. The installation was signed of the SIG D&T Field Technical Team and the full 25yr materials & workmanship warranty was issued upon final completion.

Client Problems:

The overriding focus throughout this project was progressing with, and safely managing, the works whilst the school remained live and fully operational and maintaining dry internal areas whilst the roofs were being replaced.

Site safety arrangements were imperative in order to ensure pupil and staff safety around working areas and traffic routes around the site.

 

Solution: 

Detailed forward planning of the works and collaboration with the school facilities staff to plan the site arrangements, delivery times/dates to enable daily operations to be maintained safely was key to the successful delivery of the project on program and within budget.
