Roofclad Systems were instructed to remove and replace the existing single-skin galbestos-coated metal roof and vertical Georgian wired glazing, with insulated composite panels and rooflights. Install new gutter lining to all gutter sections along with new outlets.
The client had issues with water ingress to the gutter areas, as well as the main roof areas. The client wanted to improve the U-Values of the building by installing composite panels to the five main roof areas as well as removing the vertical Georgian wired glazing and replacing with composite panels and composite rooflights.
Roofclad Systems started the works programme by installing a plain safe netting system with debris protection beneath the roof, in accordance with the recommendations of EN1263-2. All the units in the building were occupied by tenants with a range of different businesses so communication was key to ensuring that we had the require access to all units, as and when required.
Handrail scaffold was installed to all exposed edges in accordance with the Working at Height Regulations, and a top boarded independent scaffold was installed to the front gable to allow easy access to the five main slopes included in the works. An additional ladder access was placed to the rear of the building to give access to a smaller sixth slope..
At roof level there were ten very large and redundant roof vents, for the removal of these we instructed a crane operator to attend site to lift these down one by one as we unfixed them, a temporary cover was put on to weather the void whilst roof works continued.
In all 120lm of gutter, we installed a Weatherfast gutter liner complete with new outlets. These were hot air welded in place sitting inside the existing asbestos cement gutters. All gutters were fabricated at our head office fabrication factory in the North East of England.
We progressively removed the Georgian wired glazing, galbestos-coated metal roof sheets and plasterboard liner. We replaced these with 100mm Kingspan Quadcore composite roof panels; consisting of plastisol coated stainless steel 0.5mm external sheets, 100mm thick insulation core and 0.4mm white polyester coated steel liner sheet. Kingspan KS1000 Safespan 100 rooflights, with a U-Value of 2.2W/m2K, were installed vertically in replace of some of the Georgian wired glazing.
Roofclad Systems Fabrications team manufactured and supplied all internal and external flashings, delivering straight to site for when our operatives needed them.
